22 Spruce Apartments is a modern urban infill development located at the southwest corner of W. Kiowa and N. Spruce Streets in downtown Colorado Springs. Completed in 2017, this four-story multifamily building delivers 46 rental units in a mix of studio, one-bedroom, and two-bedroom layouts. The project was designed to meet the growing demand for downtown housing and contributes to the revitalization of the city’s west edge with bold architectural forms and contemporary materials that create a striking visual landmark.

The building maximizes its compact site with covered parking and a range of resident amenities. Most units feature private balconies, enhancing indoor-outdoor living in an urban setting. A rooftop deck on the fourth floor offers panoramic views of the Front Range and city skyline, and includes a fire pit, barbecue station, and an indoor community room designed for social gatherings and events.
