The concept design for a strip center and office warehouse development in Pueblo, Colorado, was created to assist with site planning and preliminary cost estimating for the approximately 5-acre project. The development is planned to be executed in three phases, with this being the first phase.
Design 1 features a 10,000-square-foot strip center, divided into four suites. One of the suites includes drive-through access, making it ideal for a coffee shop or fast food restaurant. The exterior aesthetics are modern, incorporating locally sourced brick and metal panels. Eyebrows over the south-facing facade provide protection from rain, snow, and sun throughout the year, enhancing the building's functionality and visual appeal.
Design 2 focuses on an office warehouse, offering approximately 7,200 square feet of space divided among four tenants. The primary tenant space includes a showroom and mezzanine, providing a versatile area for display and additional storage. The other three spaces feature front and rear access, making them ideal for client-facing operations while offering convenient back-of-house storage and shipping access. Both buildings share common material and design choices, creating a cohesive architectural language for the entire development.
These concept designs reflect a thoughtful approach to site planning and architectural consistency, ensuring the development meets the needs of various tenants while maintaining a unified aesthetic.
